The property opened in November 2025, and the ambition reads immediately — from the Champalimaud lobby to the 30,000 sq ft Sanctuary Spa to a Gavin Kaysen restaurant. Whether the execution matches the ambition is the question that defines the first year.

The Sanctuary spans three levels and 13 treatment rooms organised around five elemental pillars: Ocean, Sky, Plant, Air, and Heat. The 3,200 sq ft aquatherapy circuit — Finnish sauna, aromatherapeutic steam, ice lounge, experiential showers, vitality pools, heated whirlpool — has no equivalent in the Naples market. 

The Ammortal Chamber marks one of the first Four Seasons installations globally. A Harley Pasternak fitness centre operates 24/7 and draws the strongest praise in early reviews. The structural advantage over every competitor: this facility is brand new. No deferred maintenance, no compromises born from age.

Champalimaud’s interiors reference coastal cottage vernacular — painted wood panelling, carved teak, sea glass chandeliers — across 220 rooms (none below 532 sq ft) and 57 suites. HB’s revives the original beachfront restaurant. The Merchant Room brings Kaysen’s first restaurant outside Minnesota. Six Har-Tru courts honour the legacy Watkins Tennis Center. A Tom Fazio 18-hole course opens 2026.

The honest limitation: the property is less than five months old. Valet operations drew early criticism. The 22% automatic spa gratuity stings at $250+ treatments.
