Four years and $1 billion transformed the 1946 Naples Beach Hotel site into the Gulf Coast’s first Four Seasons. The result: 125 acres, 1,000 feet of direct beach frontage, and the most complete new-build luxury resort Naples has seen in decades. 

The property opened in November 2025, and the ambition reads immediately — from the Champalimaud lobby to the 30,000 sq ft Sanctuary Spa to a Gavin Kaysen restaurant. Whether the execution matches the ambition is the question that defines the first year.

The Sanctuary spans three levels and 13 treatment rooms organised around five elemental pillars: Ocean, Sky, Plant, Air, and Heat. The 3,200 sq ft aquatherapy circuit — Finnish sauna, aromatherapeutic steam, ice lounge, experiential showers, vitality pools, heated whirlpool — has no equivalent in the Naples market. 

The Ammortal Chamber marks one of the first Four Seasons installations globally. A Harley Pasternak fitness centre operates 24/7 and draws the strongest praise in early reviews. The structural advantage over every competitor: this facility is brand new. No deferred maintenance, no compromises born from age.

Champalimaud’s interiors reference coastal cottage vernacular — painted wood panelling, carved teak, sea glass chandeliers — across 220 rooms (none below 532 sq ft) and 57 suites. HB’s revives the original beachfront restaurant. The Merchant Room brings Kaysen’s first restaurant outside Minnesota. Six Har-Tru courts honour the legacy Watkins Tennis Center. A Tom Fazio 18-hole course opens 2026.

The honest limitation: the property is less than five months old. Valet operations drew early criticism. The 22% automatic spa gratuity stings at $250+ treatments. Garden-view rooms face construction. At rates exceeding $1,500/night, the margin for imperfection is zero, and imperfection exists. The bones are extraordinary. The polish needs one more season.

Is it Worth the Price

At off-season rates ($600–$950/night), firmly yes — facility quality surpasses anything else in the market. At peak rates ($1,200–$1,800+), the equation tightens. Reassess after the first full year.

Pros and Cons

Pros: 30,000 sq ft new-build spa with the market’s only thermal circuit, Ammortal Chamber, direct Gulf beach, Gavin Kaysen restaurant, Champalimaud design, Pasternak fitness centre. Cons: Mandatory 22% spa gratuity, construction views from garden rooms, service still calibrating, limited spa pool F&B, golf course not yet open.

The Ritz-Carlton, Naples (beachfront legacy luxury, proven service, lower price). Naples Grande Beach Resort (mid-market, float tank, closed April–December 2026). LaPlaya Beach & Golf Resort (beachfront boutique, more intimate).

Booking Strategy

Book ocean-view or higher to avoid construction sightlines. Off-season (May–October) for the strongest value. The first full winter with the Fazio course operational (December 2026–March 2027) is the true test.
