Tocasierra's current menu runs seven massage formats from $145 reflexology to the $225 Tocasierra Signature, four facials, and four Sonoran-ingredient body treatments that finish with a 50-minute Swedish. Individual work still lands: a June 2025 Yelp reviewer called Hiromi's massage the best in a long time, and Mimi draws praise across two platforms. What has decayed is recurrence. The one therapist named repeatedly, John Steiner, appears in five reviews between 2015 and 2018 and none since, and the salon has left the menu entirely.

Nobody publishes the square footage or the treatment-room count.

Structured programming does not exist beyond the class calendar, and an October 2025 guest arrived to find the fitness room and tennis courts shut.

Staff is the Peak's strongest platform signal, at 8.0 on Booking.com against a 6.9 value floor, and front-desk supervisor Patty appears in 26 of the 459 TripAdvisor reviews I parsed across four years. Not all of it survives scrutiny. I discounted a January-to-April 2025 cluster running 1.16 stars above the sample baseline, where ten reviews name one bellman inside four months and never again. What costs it: 63 of 459 guests found an amenity closed on arrival, and one documented a written renovation promise the front desk contradicted.

Guests rate the Peak 3.9 across 5,635 Google reviews and 3.7 across 4,713 on TripAdvisor, where value is the lowest of six subratings at 3.7. They come for the water. River Ranch appears in 207 of 459 TripAdvisor reviews and 325 of 643 on ResortPass, and multi-decade family return traditions run through both records. The building around it is the cost: 116 of 459 reviews call some part dated, 29 report elevator failures, and construction still surfaces after Phase 1 opened.

The Peak's $35 resort charge is genuinely dense, covering water-park admission for four, mini golf, tennis, fitness, classes for two, and WiFi, with free self-parking alongside. The arithmetic has turned against it all the same. Booking-engine checkouts put a January suite at $374 and a June suite at $349, both above sister property Tapatio Cliffs, and the flat fee plus 13.07% tax adds 22.6% to a peak stay and 24.4% to a summer one. Value is the floor subrating on Booking.com and TripAdvisor alike.

About
Pivotal Group paid $39.5 million for this resort in October 2024, less than Fortress had paid five years earlier, then committed $60 million to rebuilding it. Phase 1 opened in June 2026: a renovated wing, a new lobby, an upgraded water park. Nobody will say what happens to Tocasierra.
The Spa, Specifically: Tocasierra Spa
Tocasierra Spa & Fitness Center is not in the resort. It sits across a parking lot, in a building it shares with unrelated tenants, a detail guests have reported since 2013 and the property never prints: one April 2026 visitor placed the adults-only spa pool “in a shopping center.” Find it, and the menu is decent. Seven massage formats run $145 to $225, four facials sit at $160 to $175, and four Sonoran body treatments each close with a 50-minute Swedish, the $225 Tocasierra Signature folding in agave oil, a hot-oil scalp massage and paraffin hands. Then 20% arrives at check-out, which nobody mentions when you book. Behind the treatment door: a steam room guests confirmed in July 2025 and April 2026, an outdoor whirlpool, an adults-only pool, a relaxation lounge four reviewers have called small and uncomfortable, and two or three showers. No thermal circuit. No sauna anyone has evidenced since 2018, despite our own previous copy. The salon has gone too. Square footage, treatment rooms? Never published, and I have asked twice.
Who’s Right, Who’s Wrong
Book it for the water park, in summer, close to the date. River Ranch is the best of its kind in Phoenix: half a mile of lazy river, a 130-foot slide, four acres, and the $35 charge walks four people in. A September weekday priced $255 all-in on Hilton’s own engine. Skip it if the spa is the point, if you need the property finished, or if you book far ahead. A quarter of recent reviewers call the place dated, 14% hit a closed amenity, and that same suite wants $349 for a June night booked ten months out.
Where It Sits in the Phoenix Market
The Peak is Phoenix’s cheap resort only if you book it late. Sheraton Grand at Wild Horse Pass (9.1), the market benchmark, fields a Forbes Five-Star spa this property does not attempt. Two miles west, sister property Hilton Phoenix Tapatio Cliffs (7.7) shares the same Pointe bones and undercuts it, $233 peak and $149 summer against $374 and $349, with the better therapist bench. Arizona Grand (7.5) runs the bigger water park. Tocasierra’s own TripAdvisor page has spent two and a half years sending readers to Royal Palms (7.4) instead, unanswered. The silence test I ran at Montelucia cuts deepest here: one guest in 459 names this spa.
Updated August 2026 (v9.5): Pivotal Group’s rebuild opened Phase 1 in June 2026 and is running behind, with the Agave Suites wing now due early fall. Booking-engine checkouts put suites at $374 peak and $349 summer, above sister property Tapatio Cliffs, so the cheapest-in-Phoenix claim is withdrawn. Scores: Value 7.0 to 6.6, Treatments 7.2 to 7.0, Overall 6.9 to 6.8. Corrections: no source evidences a sauna and we previously listed one; the salon has closed; the spa sits across a parking lot off the resort proper, which we never said; bike rentals and Coyote Camp are unconfirmed.

Where is Hilton Phoenix Resort at the Peak, and how far is the airport?
North-central Phoenix, at the base of Piestewa Peak, about 10 miles and 15 to 20 minutes from Phoenix Sky Harbor. There is no airport shuttle. Downtown Phoenix is nine miles south, and most dinner options beyond the resort mean driving.
Is the Hilton Phoenix resort newly renovated?
Partly, and later than promised. Phase 1 opened in June 2026: the 208-suite Ocotillo Wing, a new lobby called The Living Room, and an upgraded River Ranch Water Park. The Agave Suites wing is still shut, with the hotel's own page now saying "Debuting Early Fall 2026." One March 2026 guest documented a sales manager confirming in writing that every room would be done by March, then being told at the desk that most were not.
Where exactly is Tocasierra Spa?
Across a parking lot from the resort, in a building it shares, oddly enough, with unrelated businesses. Guests have reported this since 2013 and the property has never printed it: one April 2026 visitor placed the adults-only spa pool "in a shopping center." Allow extra time and ask at the desk, because signage is thin.
How much do treatments at Tocasierra cost?
Massages run $145 for 50-minute reflexology to $225 for the 80-minute Tocasierra Signature, with couples massages at $310 to $410. Facials sit at $160 to $175. Seasonal specials cut deeper, with August 2026 offering an 80-minute citrus massage at $209 and a facial at $139. A 20% service charge lands on all of it at check-out.
Does the spa add a service charge?
Yes, 20%, applied at check-out rather than quoted when you book. One Yelp reviewer found it added to the tax-inclusive total with no sign anywhere in the spa. Cancellations need 12 hours' notice, late arrivals lose the time instead of extending the slot, and treatments are 18 and over.
Does booking a treatment get me the lazy river?
No, and this catches people. The spa sends non-guest treatment customers to its own building's pool afterward, one of them after a $320 spend. If you want River Ranch, buy a ResortPass day pass or book a room.
Can I use the spa without booking a treatment?
Only by buying access. ResortPass sells a spa package from $239, a 50-minute Swedish plus a 50-minute facial, which includes the adults-only spa pool. The fitness side sells monthly memberships from $70. There is no cheap facilities-only spa day pass.
Does Tocasierra have a sauna?
Not that anyone can currently evidence. No hotel page lists one, the merchant copy on its own Groupon deals mentioned steam rooms only, and across 1,161 guest reviews I parsed nobody has mentioned a sauna since 2018, while a 2010 spa-goer wrote plainly that there wasn't one. We previously said there was. There is a steam room, confirmed by guests in 2025 and 2026.
What is the resort charge, and what does it cover?
$35 per night, taxed alongside the room at 13.07%, so it bills at $39.57. It covers River Ranch admission for four, mini golf for four, tennis, fitness access, daily classes for two, and WiFi. Self-parking is free. For a family of four it is one of the more defensible fee stacks in Phoenix.
Which building should I book, and what should I actually ask for?
Ask for a renovated South room, not "the Ocotillo Wing." The marketing name has no traction with anyone: across 1,161 guest reviews it appears zero times, while guests talk about "the South rooms" and "the North building." Call (602) 997-2626 and confirm your building and the amenity list for your dates before paying.
Is the resort in good condition?
Sharply split by building, and that split is the review in one sentence. Renovated rooms draw genuine praise. Against that, 116 of the 459 recent TripAdvisor reviews I parsed call some part of the property dated or run down, 63 report an amenity closed on arrival, and hot water in the rooms fails often enough that five reviewers described it in 2025 and 2026 alone.
Is it good for families?
It is built for them. The half-mile lazy river is the longest at any Phoenix resort, every room is a suite, and the $35 charge walks four people into the water park. The water park is also what guests actually come for: it appears in 207 of 459 TripAdvisor reviews and 325 of 643 on ResortPass.
When should I book, and how much does timing matter?
More than season does, which is unusual here. A June 2027 night quoted $349 ten months out, barely under the $374 January floor, while a September 2026 weekday booked four weeks ahead came to $255 all-in. Book summer, book late, and check what is open before you pay.
Is this a spa hotel?
Honestly, no. It is a water-park resort with a treatment operation across the parking lot, and its own guests tell you so: one of 459 recent TripAdvisor reviews names Tocasierra. Book the spa as an add-on, not a reason.
